When was Courtyard Gardens built? 

Courtyard Gardens was built in 1989.

 

How many properties are there? 

There are a total of 28 properties comprising of 21 freehold cottages and 7 leasehold apartments.

 

Do the properties come with a garden?

All the gardens are communal with a variety of seating and resting points thoughout.  Property owners are allowed to tend and maintain their immediate garden and patio with their desired seating, plants and foliage.

 

Do the properties come with a garage?

Yes, every property comes with a garage which is set on the boundary of the development.  A number of the garages have been upgraded with electric 'up and over' doors.  Garages can fit a small car and residents are encouraged to park their car in their garage if at all possible. 

 

Are residents allowed to decorate their property?

Yes, residents are allowed to decorate their property and upgrade kitchens and bathrooms.  

 

Is there a service charge for the complex?

Yes, a regulated service charge for the development is budgeted to maintain the complex to an incredibly high standard.  The service charge covers such necessities like to pay for a resident Development Manager, maintaining of the beautiful gardens and a 24-hour Careline.  The service charge is paid annually in April or monthly installments can be arranged.  For the latest service charge cost please contact us.

 

Do residents pay ground rent?

No, there is no ground rent.

 

I see the apartments are leasehold - how long is the lease?

Leases are 125 years from 1989 with no ground rent.  However it is possible to extend the lease free of charge from the freehold company to a maximum of ???? years.  

 

As this is a 55+ complex - are residents still allowed to work? 

Yes, we do not refer to Courtyard Gardens as a retirement complex. As the UK State pension age is 67 for both men and women a number of our residents still work.

 

What age are the current residents? 

We have a mix of ages ranging from 58 to 101.

 

Is Courtyard Gardens quite social complex? 

Yes, we are a close-knit community and regularly look out for one another.  We arrange a number of gatherings throughout the year such as drinks by the pond and attending local activities together.  In the summer months, you will often find us sharing a drink on each others patio. And in early December the Rose & Crown pub in the village hosts our much-loved Christmas lunch.
