Courtyard Gardens was completed in 1992/3 and has been providing high-quality accommodation for over three decades.

 

How many homes are there?

The development comprises 28 properties, including 21 freehold cottages and 7 leasehold apartments.

 

Do the properties have gardens?

The development features beautifully maintained communal gardens with a variety of seating areas and peaceful spaces to relax and enjoy the outdoors.

Residents are encouraged to personalise and care for the area immediately surrounding their property, including patios, planters, seating, and seasonal planting, helping create a welcoming and individual feel.

 

Does each property have a garage?

Each property benefits from its own garage, located around the perimeter of the development. Several garages have been upgraded with electric up-and-over doors.

Garages are suitable for smaller vehicles, and residents are encouraged to use them whenever possible to help maintain the attractive appearance of the community.

 

Are pets welcome?

Yes. Cats are welcome, quiet dogs are welcome, subject to estate approval.

We understand that pets are often an important part of the family and can contribute significantly to an active and enjoyable lifestyle.

 

Can residents decorate or improve their homes?

Residents can decorate and personalise their homes internally and may undertake improvements such as kitchen and bathroom upgrades, allowing them to create a home that reflects their own tastes and lifestyle.  Externally the properties must remain as original.

 

Is there a service charge?

A service charge helps maintain the development to a high standard and contributes to many of the services and facilities that make Courtyard Gardens such an attractive place to live.

The charge includes:

  • A part time resident Manager
  • Maintenance of the communal gardens and grounds
  • A 24-hour Careline emergency alarm system
  • Ongoing upkeep and decoration of exterior of properties and communal areas
  • Monthly window cleaning.

The service charge can be paid annually in April or by monthly instalments. Please contact us for current rates.

 

Is there any ground rent?

No. There is no ground rent payable at Courtyard Gardens.

 

How long are the apartment leases?

The leasehold apartments benefit from 125-year leases from 1989 and have no ground rent.

 

Can residents still work?

Courtyard Gardens is designed for people aged 55 and over, many of whom continue to work, volunteer, or lead active lifestyles.

The community is home to residents at many different stages of life.

 

Is Courtyard Gardens a sociable community?

Very much so. One of the aspects residents value most is the friendly and supportive atmosphere.

Neighbours regularly look out for one another and enjoy a variety of social gatherings throughout the year. Popular events include drinks by the pond, visits to local activities, informal get-togethers on residents' patios during the summer months, and the much-loved annual Christmas lunch.

Participation is entirely optional, allowing residents to be as social or as private as they choose.

How close is public transport?

Bus services are available approximately 400 yards from the development, while Borough Green & Wrotham railway station with ample parking is around 1.5 miles away with direct services to London Bridge, Charing Cross and Victoria. A local taxi service is also available.

 

What local amenities are nearby?

A village shop, hairdressers, and pubs are within easy walking distance.

For larger supermarkets, healthcare services, and additional amenities, Borough Green is just 1.5 miles away.
